To register Ejari you need the signed tenancy contract, the property’s title deed, the landlord’s passport, and your valid Emirates ID, plus a few extra documents if a company or a representative is involved. This guide lists the full set, the edge cases (no title deed yet, an Emirates ID about to expire, a landlord abroad), and how you submit the documents online or at a trustee centre.
KEY TAKEAWAYS
- Four documents cover most cases: the signed tenancy contract, the title deed, the landlord’s passport, and a valid Emirates ID.
- A company also shows the signer’s authority (named on the trade licence, in the MOA, or by a POA) plus the signer’s Emirates ID; an individual signing for someone else needs a notarised POA.
- Details must match across every document; mismatches cause most rejections.
The documents you need
The set is the same whether you register for the first time or renew. It breaks down by what is on the contract and who is on it.
The contract
- The signed tenancy contract: signed by both the landlord and the tenant.
The tenant
- Passport.
- A valid Emirates ID: it must be valid at the time of registration.
The landlord
- Passport: enough on its own, so a landlord who lives abroad does not need to be present. A resident landlord may also provide their Emirates ID.
The property
- Title deed: or, if the property was handed over recently and the title deed has not been issued yet, the Sale and Purchase Agreement (SPA) and the Oqood in its place.
If a company is the landlord or the tenant
A company signs through an authorised signatory, so alongside the standard set you provide the company’s trade licence and proof that the person signing is authorised to act for it. That proof is one of:
- the manager or partner named on the trade licence;
- the company’s Memorandum of Association (MOA) naming them as an authorised signatory; or
- a Power of Attorney (POA) authorising them to sign.
Bring the signatory’s Emirates ID as well.
If an individual signs through a representative
- A notarised Power of Attorney (POA), plus the POA holder’s ID.
Your Emirates ID must be valid at the time of registration: if it is about to expire, renew it first. One renewed after the Ejari is registered does not affect it.
How you submit the documents
Online, you upload a clear copy of the unified tenancy contract and the supporting documents. At a trustee centre, you bring the original tenancy contract and your Emirates ID. Either way, make sure names, passport numbers, Emirates ID numbers, and the property address match exactly across every document: a mismatch is the most common cause of a rejected or delayed registration.
Generating the contract and registering
If you have not signed a tenancy contract for the period yet, either party can generate one on Habi and sign it digitally. You can then register Ejari online through Habi: you upload the documents, Habi’s RERA property-management certification lets the registration go through, and the team checks the documents are complete before filing, with live support if anything is missing.
