Is Habi available only for properties in Dubai?

Yes. Habi is designed for managing Dubai rental properties, including tenancy contracts, Ejari registration, and ongoing tenancy management.

Yes. Habi supports co-owned properties. All required landlords must sign the contract before it can proceed to Ejari.

Yes. Contracts created on Habi follow the Dubai Unified Tenancy Contract format and are accepted for Ejari registration.

No. Habi supports one primary tenant per tenancy contract.

Can I revise or correct a tenancy contract after it has been signed?

No. Once a tenancy contract is signed by all parties, it cannot be edited. If changes are required, a new contract must be created and signed.

Can I download and manually sign a contract created on Habi?

Yes. You can download and manually sign the contract. However, for Ejari registration, digitally signed contracts are recommended to avoid delays or rejection due to signature mismatch.

Can a tenant initiate Ejari registration on Habi?

Yes. A tenant can initiate Ejari registration, provided all required documents are submitted and valid.

Can I register Ejari without my landlord or tenant participating?

Yes. Ejari can be registered if the tenancy contract has already been signed by both parties and all required documents are submitted.

What happens if Ejari registration is returned?

If Ejari is returned, you will be informed of the reason and the required action. You can correct the issue and resubmit. Habi reviews submissions to reduce the likelihood of return, but final approval is determined by Dubai Land Department systems.

Can I renew my tenancy contract on Habi without an agent?

Yes. You can renew your tenancy directly on Habi without using an agent.

Can a tenant initiate the renewal process?

Yes. A tenant can initiate the renewal by creating a renewal contract, which must be signed by both parties.

My previous contract included an agent or renewal fee - can I still renew using Habi?

Yes. Previous agent involvement or renewal clauses do not prevent renewal on Habi. Landlord and tenant can renew directly, subject to mutual agreement.

No. Habi is designed specifically for managing Dubai tenancy contracts and rentals. Properties outside Dubai or the UAE are not supported.

Can I use Habi for properties with existing tenancy contracts?

Yes. You can add existing tenancy contracts to Habi either by entering the details manually or by uploading the contract for assisted data extraction. Once added, you can use the landlord tools to track payment schedules, receive reminders, and view aggregated statistics across all your contracts in one place.
