Before you start

You do not need to prepare anything in writing. The guided flow takes you through each of the details below.

Who can create the contract

Landlord or tenant — either party can create the contract and share it with the other
Individual, or a company through its authorised representative

What you need at hand

The property: type, building or community, and unit number. Property details are pulled from the DLD registry automatically
The DEWA premise number, entered once and securely stored for your future contracts
Complete names as on ID documents, email, and phone: passport number for the landlord, Emirates ID number for the tenant. For a company: licence number and licensing authority (e.g. DET, DMCC)
Agreed terms: annual rent, tenancy period, number of payments and payment mode (usually cheques or bank transfer), security deposit
The additional terms you have agreed: who is responsible for DEWA, chiller and telecom, who registers Ejari, minor maintenance, early termination, penalty for a returned cheque, and any inventory leased with the property

Documents

No uploads are required to create and sign the contract. The parties exchange documents to verify each other, such as the title deed and IDs, and can share them securely on Habi. Uploads are needed only at Ejari registration: the title deed and the landlord's passport, or for a company its trade licence and the authorised signatory's ID.

Residential and commercial tenancies

The contract flow covers residential tenancies and commercial leases such as offices. Company details are supported for corporate landlords and tenants.

New tenancy or renewal

When renewing, you create and sign a fresh contract for the new tenancy period, keeping the same conditions unless both parties have agreed to change them, in accordance with the law. The process on Habi is the same as for a new tenancy; if the previous contract was created on Habi, its terms are already there. See tenancy contract renewal.

After signing: Ejari registration

Every Dubai tenancy contract must be registered with Ejari. Once signed, you can continue to Ejari registration om Habi, or download the contract and register it through any other channel.

Is this tenancy contract legally valid in Dubai?

Yes. A tenancy contract is valid when it contains the required details and is signed by both parties. Contracts created on Habi follow the standard Dubai format and are used for Ejari registration.

Will this contract be accepted for Ejari registration?

Contracts created on Habi follow the current RERA-standard format, and the flow requires every field Ejari registration needs. Acceptance also depends on the accuracy of the details you enter: check that names, Emirates ID, and property details match your documents, and sign as your name appears on your ID.

Can I create a contract for both new tenancies and renewals?

Yes. When renewing, you create a fresh contract for the new tenancy period; the process is the same. See tenancy contract renewal.

Does the other party need a Habi account to sign?

No. You can invite them to review and sign on Habi, or send a signing link that needs no account. You can also download the contract and sign it on paper.

Can I create a commercial tenancy contract?

Yes. The flow supports commercial leases such as offices, including company details for corporate landlords and tenants.

Can I add an addendum or custom clauses?

Yes. The addendum is part of the flow: the standard protective terms are guided, and you can add any custom clauses the parties agree.

Do I need an agent to create a tenancy contract in Dubai?

No. You are not required to use an agent. You can create the contract yourself on Habi and complete the entire process online.

How much does it cost?

Creating and signing the tenancy contract on Habi is free of charge. Ejari registration, if you apply through Habi, is AED 299 with the government fee, service fee, and VAT included. You can also register Ejari through any other channel; the contract you sign on Habi works with all of them.
