Ejari validity

An Ejari certificate is valid for the duration of the registered tenancy contract — typically 12 months. The certificate must remain valid for use with DEWA, visa applications, banks, and other services that require proof of tenancy.

Ejari renewal

When the tenancy contract is renewed, the existing Ejari is renewed for the new contract period. Renewal follows the same online process as a new registration.

Frequently Asked Questions

Who pays for Ejari — landlord or tenant?

Under Dubai Land Department rules, Ejari registration is the landlord's responsibility. In practice, the fee is almost always paid by the tenant, and this is typically agreed in the tenancy contract.

Who needs to apply — landlord, tenant, or both?

One of the parties — landlord or tenant — or their authorised representative under a Power of Attorney can apply. The tenancy contract must be fully signed by both parties, and all required documents must be submitted at the time of application.

I'm a tenant — do I need to provide my Emirates ID?

DLD requires the tenant to be a valid UAE resident with an Emirates ID. However, Habi typically does not require you to upload your Emirates ID — tenant details are auto-pulled from the Ejari system. In some cases we may request a passport copy separately if specific details are missing.

What if my landlord won't share the title deed?

The title deed (or equivalent proof of ownership) is something the landlord must share with you before you sign the tenancy contract — without proof of ownership, there's no way to confirm that the person renting out the property actually owns it. If the property was recently handed over by the developer and a title deed has not yet been issued, the landlord should share the Sale Purchase Agreement and Oqood instead. If they won't share any of these, we'd recommend not signing the contract.

Can a company register Ejari for its office lease?

Yes. Companies register through an authorised representative or a Power of Attorney holder. Trade license and signatory authorisation documents are required.

What if there's already an Ejari on the property?

Before a new Ejari can be registered, any existing Ejari for the property must be cancelled. If the existing Ejari is expired, the Habi team can cancel it on your behalf. If it's still active, it needs to be cancelled by the previous tenant or landlord — usually fastest via the Dubai REST app. Our team can help guide everyone involved through the process.

How do I cancel an Ejari registration?

Note: Habi does not currently offer Ejari cancellation as a standalone service. We handle cancellation of a previous Ejari only when it's part of registering a new Ejari with us.

If you need to cancel an Ejari yourself: cancellation is the landlord's responsibility under DLD rules and is done online via the Dubai REST app — it's free and usually instant. You'll need a No Objection Certificate (NOC) from the landlord, a final DEWA bill with no outstanding payments, the Ejari certificate, and Emirates IDs of both parties. Trustee centres are an alternative (AED 40 + VAT).
