The recommended timing is within the last 15 days before the current Ejari expires — enough buffer for any document corrections, without long anticipation. There is no hard deadline: Ejari can be renewed earlier, at expiry, after expiry, or even back-dated to a past contract start if needed.
Under Dubai tenancy law, if neither party acts before expiry, the contract auto-renews on the same terms. This is enforceable through RDC — if either party later refuses the rollover, RDC can issue an Ejari for the new term on the same conditions. Renewing proactively keeps things clean and avoids the dispute path.
Operationally, renewal is the registration of a tenancy contract for the new period with DLD. Technically the existing Ejari record is renewed — same Ejari, extended period. The renewed certificate is issued and the previous one expires. Same documents, same AED 299 fee, same processing time as a new registration.

The tenant's Emirates ID needs to be valid at the time of Ejari registration. Emirates ID and residence visa dates are typically synced — if your Emirates ID is expiring soon, the safest sequence is to renew it first, then register the Ejari renewal. If your Emirates ID is renewed after the Ejari registration, the Ejari itself is not affected.
An Ejari registration is valid for the duration of the registered tenancy contract. If your contract is multi-year with the same rent throughout (2 or 3 years, same annual rent), one Ejari registration covers the full term. If the contract has rent escalation — different annual rents for each year — the Ejari system does not support escalation; in that case, register a separate Ejari for each year.
Nothing — the renewed Ejari certificate is issued and the old certificate expires. The Ejari record itself is the same one, renewed for the new period.
